Why the slab edge matters

Subterranean termites move through soil, so areas where the ground meets the building are important inspection points. The slab edge is one of the key areas assessed because concealed entry can occur around the building perimeter and through joints or penetrations.

In the published sample of 72 Dianella inspections, 36.1% recorded slab edges concealed by soil, paving or raised garden beds.

Old Dianella. New Dianella. Same inspection logic.

Dianella experienced major residential development through the 1960s, including established housing around Walter Road and Grand Promenade. The median home in SURE’s Dianella inspection sample dates from the 1970s.

Newer pockets include Dianella Heights, St Andrews, Montclair Rise and Dress Circle. A newer property should not automatically be considered free of termite-related inspection issues. Landscaping, paving, drainage changes and later modifications can change conditions around a property.

The useful question is not how old the house is. It is what condition the property is in today.

A green, established suburb

Dianella has two community open spaces, 65 small parks and one large regional open space, along with retained native bushland at Cottonwood Crescent Nature Reserve, part of Bush Forever Site 43.

Frequently asked questions

How much does a termite inspection cost in Dianella?

FAB’s current launch price is $249 inc GST, normally $299 inc GST, for a comprehensive Termite & Timber Pest Inspection. That covers the inspection, a formal photographed written report and moisture detection where relevant.

My Dianella home is double brick. Can termites still be a problem?

Yes. The National Construction Code notes that masonry itself is not subject to termite attack, but termites may still gain concealed entry through mortar and other joints. Double-brick homes also contain vulnerable timber, including roof framing, door jambs, skirting boards and flooring.

How often should my Dianella home be inspected?

It depends on the property, its construction, any existing termite management system and the risk factors identified on site. Many owners of established homes choose to have an inspection carried out each year, and where conditions warrant it your inspector may recommend more frequent monitoring.

Why does slab-edge visibility matter?

The slab edge is one of the important areas assessed during a termite inspection, because concealed entry can occur around the building perimeter. In the published sample of 72 Dianella timber pest inspections, 36.1% recorded slab edges concealed by soil, paving or raised garden beds.

Do newer Dianella homes still need checking?

A newer home should not be considered termite-proof. Dianella includes newer pockets such as St Andrews, Montclair Rise, Dress Circle and Dianella Heights, but conditions around a property change after construction. Landscaping, paving, drainage, additions and other alterations all affect how the building can be inspected.

Do you use a moisture meter?

Moisture detection is used where relevant alongside the visual inspection. A high reading does not prove termite activity; it indicates an area that deserves closer examination.

What happens if you find termite activity?

The findings are documented in your report with photographs and explained to you. If treatment is appropriate, the options are quoted separately.
