How Our Two-Stage Rodent Treatment Works in Perth

Bait on its own rarely tells the full story. Here is how Fabien inspects, documents and follows up on rodent activity in homes across Dianella, Morley, Bayswater, Bedford and greater Perth.

AT A GLANCE

What the Two-Stage Rodent Program includes

The Two-Stage Rodent Program is $390 inc GST for a standard residential home and includes up to 6 tamper-resistant stations positioned across roof, interior and/or exterior areas as appropriate, plus a scheduled follow-up visit. You can compare it with FAB's other programs on the Rodent Control Perth page.

  • Visit 1: inspection, evidence and treatment
  • Up to 6 locked, tamper-resistant stations
  • Entry points noted and photographed
  • Visit 2: scheduled follow-up and reassessment

STEP 01 · INSPECTION

Start with where the rodents are coming from

The first visit begins outside, not with bait. Fabien walks around the house, the shed and inside the garage to understand where activity is concentrated and how rodents may be moving onto the property.

Entry points and conducive conditions

Next, he looks for the entry points and the conditions that attract rats: trees and branches giving access to the roofline, leaking taps, and water around hot water systems. Rodents need food, water and shelter — removing those is part of a lasting result.

For rodent treatment, the way we operate, step one is the inspection. We need to understand where the rodents are coming from, so we inspect all around the house, your shed and inside the garage. The second part is finding and identifying the entry points or sources that can attract rats, such as trees and conducive conditions — like a leaking tap or the hot water system. The third step is going through your roof and collecting as much evidence as we can to show our customer. As a customer you don't know exactly what's going on in the roof void, so we take pictures of the evidence to show you. It's not just about placing bait — it's understanding where they are coming from. In this package we have the first visit, and the second is the follow-up visit, where we reassess activity and service the bait stations.

STEP 02 · ROOF VOID & PHOTO EVIDENCE

Inside the roof void, where most homeowners never look

This is genuine behind-the-scenes footage of Fabien inspecting a Perth roof void — moving between roof timbers, insulation and air-conditioning ducting with a torch.

Roof voids are dark, cramped and rarely seen from below, yet they are often where rodents travel, shelter and enter. Checking concealed edges, eaves and junctions up close helps identify signs of activity and possible entry points that a quick look through the manhole would miss.

Fabien photographs what he finds so you can see what is actually happening above your ceiling, rather than relying on noises at night. What is found varies from home to home and is shown to you after the inspection.

STEP 03 · TREATMENT

Locked, tamper-resistant bait stations

FAB rodent treatment: the locked bait station we use (on-screen subtitles)
Read the transcript

I'm getting ready to go inside the roof for a rodent treatment, and this is the box that we are using. It's a tamper-resistant bait station. It's locked, and I'm the only one with the key to open it.

In the roof, Fabien uses a tamper-resistant, lockable bait station. It is locked with a key that only he carries.

Locked, tamper-resistant stations help reduce the risk of children, pets and non-target animals reaching the bait when they are appropriately installed and used in accordance with the product label. They do not remove every risk, so Fabien explains where each station is placed and what to watch for.

Stations are positioned across the roof, interior and/or exterior areas as the inspection findings require — up to 6 in this program. If your home needs more than 6, additional stations are $28 inc GST each, discussed and agreed before they are placed.

STEP 04 · FOLLOW-UP

The second visit: reassess and adjust

A single bait drop can leave you guessing. The second stage is a scheduled follow-up — typically around 30 days after the first visit, with the timing confirmed when you book. Fabien reassesses activity and checks, replaces or removes bait as the program and product directions require.

No treatment can guarantee rodents will never return — new gaps, food sources or neighbouring activity can change things. The goal is to reduce current activity and leave you with a clear picture of what supports it.

SERVICE AREAS

Rodent treatment in Dianella, Morley, Bayswater, Bedford and across Perth

FAB is based in Perth's inner north and regularly works in Dianella, Morley, Bayswater and Bedford, as well as across the wider Perth metro area. Established gardens, mature trees close to rooflines and older roof spaces are common in these suburbs — all things Fabien checks during the inspection.

FAQ

Common questions about the Two-Stage Program

How much is the Two-Stage Rodent Program?+

$390 inc GST for a standard residential home, including up to 6 tamper-resistant stations and a scheduled follow-up visit. Acreage, multi-structure, commercial or difficult-access properties may need a confirmed quote, and additional stations are $28 inc GST each where required.

When is the follow-up visit?+

The follow-up is scheduled after the first visit — typically around 30 days — and Mickael or Fabien confirm the exact timing with you when booking. At the follow-up, activity is reassessed and bait is checked, replaced or removed as the program and product label require.

Are the bait stations safe around children and pets?+

No bait station removes all risk. FAB uses locked, tamper-resistant stations that help reduce the chance of children, pets and non-target animals reaching the bait when they are installed and used according to the product label. Fabien will explain where each station is placed, and you should follow the instructions provided.

Will this get rid of rats for good?+

No honest technician can promise that. The program aims to reduce current activity and to identify the entry points and conditions that support it. Rodents can return if new access points open up or food and shelter conditions change.

Do you seal the entry points?+

No. Entry points are identified and photographed during the inspection so you know where rodents may be getting in, but sealing or proofing work is not part of the program.
