BEFORE YOU BOOK

Check what your tenancy agreement actually requires.

End-of-lease pest treatment is not automatically required for every rental. The obligation may depend on the tenancy agreement, pets kept at the property, previous pest issues or instructions from the landlord or property manager.

  • Check the tenancy agreement.
  • Confirm any written instructions from the property manager.
  • Confirm whether flea treatment or another specific service is requested.
  • Ask whether a receipt or treatment report is required.
  • Confirm the required completion date.

If you are unsure, confirm the requirement with your property manager before booking.

SERVICE SCOPE

What end-of-lease pest control may include.

  • Flea treatment where requested (most common when pets have been at the property).
  • General crawling-pest treatment where agreed.
  • Internal affected areas.
  • External perimeter areas where included.
  • Garages, laundries or pet-access areas where relevant.
  • Treatment record or receipt after completion.

The exact service depends on the tenancy requirement, pest concern, property size and areas requested — not every booking automatically includes every item above.

DOCUMENTATION

Clear records for the property handover.

After the service, FAB provides the relevant treatment record or receipt showing the property, service date and work completed.

  • Property and service details.
  • Areas treated.
  • Treatment type.
  • Product-use details where applicable.
  • Technician and completion date.
  • Receipt or service record for handover.

The treatment record documents the service completed. It does not determine whether the property manager or landlord accepts the property at handover.

PREPARATION

Preparing the property for treatment.

  • Complete general cleaning before pest treatment where practical.
  • Remove exposed food and utensils.
  • Clear access to skirting, floors and affected areas.
  • Vacuum carpets if flea treatment is required.
  • Remove pets from the treatment area.
  • Confirm key access and timing, and follow re-entry instructions after treatment.

Preparation requirements depend on the service requested. FAB will confirm the exact steps before attendance.

HANDOVER TIMING

Book early enough to allow for access, treatment and re-entry.

Where possible, arrange the service after the main cleaning is complete and before the final property handover. Timing depends on the treatment requested, property access and any re-entry directions.

Mickael or Fabien will confirm the available appointment and any treatment-specific timing.

WHAT TO EXPECT

The service documents the agreed treatment — it does not determine the bond outcome.

  • FAB completes the agreed pest-control scope.
  • You should confirm the tenancy requirement with your property manager.
  • The report or receipt records the service completed.
  • Property managers or landlords determine whether their handover requirements are satisfied.
  • Follow-up may be needed if there is established pest activity.
  • Existing damage or cleaning issues are outside the pest-treatment scope.
FAQS

End-of-lease questions.

Is pest treatment required at the end of every tenancy?

No. Requirements vary by tenancy agreement, whether pets have been kept at the property, previous pest issues and property-manager instructions. Confirm the requirement with your property manager or landlord before booking.

Do I need flea treatment if I had a pet?

Many Perth tenancy agreements request internal flea treatment where pets have been at the property, but this is agreement-specific. Check what your property manager has actually requested.

Should treatment be completed before or after cleaning?

Where possible, complete cleaning first and book pest treatment close to the final handover so the property is not re-contaminated. FAB will confirm the recommended sequence for your service.

Do I need to leave the property during treatment?

Occupants and pets are typically kept out of treated areas until surfaces are dry. FAB will provide specific preparation and re-entry instructions before the visit.

How long does the treatment take?

Duration depends on property size, areas included and the treatment requested. FAB will give you an expected timeframe when the visit is booked.

Do you provide a receipt or treatment record?

Yes. After the service you receive a treatment record and receipt identifying the property, service date, areas treated and work completed — the documentation typically requested at handover.

Can you send the documentation to my property manager?

Yes — provide the property-manager email when booking and we will send the treatment record to both of you.

Can the landlord or property manager book directly?

Yes. Landlords and property managers can arrange the service and invoicing directly. Let us know who is paying and who receives the documentation.

Does this guarantee my bond will be returned?

No pest-control company can guarantee bond outcomes — that is between you, the property manager and the lessor. FAB completes the agreed treatment and provides a clear treatment record; bond decisions remain with the parties to the tenancy.

What if pests are still present after treatment?

Established activity can require follow-up. FAB will explain what to expect for the treatment you have booked and what a follow-up would involve if one is needed.

Can you treat both inside and outside?

Yes, where included in the requested scope. Internal, external perimeter and pet-access areas can be included when confirmed at booking.

How soon should I book before handover?

Book as early as your handover date is confirmed. This helps FAB fit the service around cleaning, access and any re-entry time the treatment requires.
