Not every household pest requires the same approach.

Treatment may vary according to pest species, activity level, internal or external location, access, moisture and food conditions, children and pets, surrounding gardens or harbourage, and whether follow-up is likely to be needed.

Not every listed area is treated at every property. The final scope depends on the pests present, activity areas, property conditions and safe access.

SERVICE WARRANTY

Your treatment is backed by a service warranty.

This warranty is given by Fabien Maillot trading as FAB Pest Control, 302 Alexander Dr, Dianella WA 6059. Phone 0403 461 016. Email contact@fabpestcontrol.com.au. ABN 31 828 410 908. WA Pest Management Technician Licence No. 13540.

What is covered, and for how long. Measured from the date of your original service — 6 months: spiders, common household cockroaches excluding German cockroach, silverfish and crickets. 3 months: common household ants. The warranty covers only the pests treated on your original service, in the areas treated on that service.

What you must do. Contact FAB by phone or email before the applicable period ends, telling us the pest, where activity has returned and when you noticed it. Provide safe access to the affected areas and complete any preparation we ask for.

What FAB will do. Fabien will attend and carry out one complimentary re-treatment of the originally treated areas for the qualifying pest. One re-treatment applies per original service, not per pest.

Costs. There is no charge for the re-treatment. Travel follows the same rule as your original service: included within 0–25 km by road from FAB's declared dispatch point, $40 for 25–40 km, and a custom quote beyond 40 km confirmed before attendance. If you expect to incur any other expense in making a claim, contact FAB before you incur it and we will confirm in writing whether it will be reimbursed.

What is not covered. German cockroach infestations — these require a separate dedicated treatment program. Severe or specialist ant infestations that require dedicated baiting, non-repellent products or repeat visits. Rodents, fleas, bed bugs, bees, mosquito programs, termite treatment, bird control and other specialist infestations. Wasps are not covered by this warranty unless FAB expressly confirms otherwise in writing. Pests or areas not included in your original service. New pest introductions or new pest pressure. Conditions outside the original treatment scope.

Your legal rights. The benefits given to you by this warranty are in addition to other rights and remedies you have under a law in relation to the services to which this warranty relates.

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. For major failures with the service, you are entitled: to cancel your service contract with us; and to a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. If the failure does not amount to a major failure, you are entitled to have problems with the service rectified in a reasonable time and, if this is not done, to cancel your contract and obtain a refund for the unused portion of the contract.

This is a service warranty on the work performed. It is not a guarantee that pests will never return.

What pests are included in general pest control?

FAB’s standard General Pest Treatment can cover spiders, common household ants, common household cockroaches excluding German cockroaches, silverfish, crickets and accessible wasps. Rodents, German cockroaches and termites require separate services. The exact pests and areas included are confirmed before treatment begins.

Do you treat both inside and outside?

Yes, where relevant. Treatment may include accessible exterior areas, interior activity and entry points, and roof-void dusting where safe and appropriate. The areas treated depend on the pests present, property conditions and access.

Are wasps included?

Accessible wasp activity or nests may be included where they can be treated safely. Elevated, difficult-access, roof-cavity, wall-cavity or otherwise complex wasp work may require an additional quote.

Is general pest control safe around children and pets?

FAB uses APVMA-registered products applied to label by a licensed technician. Preparation, re-entry and any specific pet or child considerations will be explained before the service.

Do I need to leave the property?

In most cases no, but this depends on the pest, the product and the areas being treated. FAB will confirm before attendance.

How should I prepare?

Clear practical access to affected rooms and edges where possible, store exposed food and utensils, and let FAB know about children, pets or sensitive areas. Exact steps are confirmed when the visit is booked.

How long does treatment take?

Duration depends on the size of the property and the areas being treated. FAB will provide an expected timeframe when the visit is booked.

Will one service be enough?

That depends on the pest, activity level, property conditions and the treatment approach. Some pests may require follow-up. FAB will explain what to expect after checking the activity during your treatment visit.

Do you treat rodents or termites under general pest control?

No. Rodents and termites are separate services. See the Rodent Control and Termite Inspection pages for the most appropriate service.

Do you provide a written report?

Where relevant, FAB documents the pest activity, treated areas, products used, photographed findings and recommendations in writing.

How often should general pest control be completed?

Many Perth homes work well with an annual service, with more frequent visits for properties with heavier pressure or ongoing activity. FAB will recommend a cadence after your treatment visit.

What if pests return?

Your treatment carries a FAB service warranty. If the pests we treated return in the areas we treated, contact FAB within the warranty period and Fabien will carry out one complimentary re-treatment of those areas. The warranty runs 6 months for spiders, common household cockroaches excluding German cockroach, silverfish and crickets, and 3 months for common household ants, measured from your service date. Can treatment be completed in wet weather?

Some treatments can proceed in light rain; others are better rescheduled to protect the result. FAB will confirm on the day if weather changes the plan.
